Part of this email has information for everyone, so if I have already inspected your property, please have a quick read.
The number of properties to be inspected is more than I anticipated. I have hired help of an experienced appraiser and brought him out of ‘semi-retirement’ to work with me for properties along Lake Manitoba. He has been with me for inspections already, and will continue to do so. This makes the workload manageable. I have been asked if there is an extra cost – and there is not. The fee remains the same at $288.75 (which includes GST) plus the mileage fee.
I have been told that some people are expecting the entire fee to be split between the number of property owners that I inspect that day. It is only the mileage fee that is being divided between property owners. The total fee is $275.00 + 13.75 GST + $5.00 mileage, for a total of $293.75 (for each property). This is payable by cheque (payable to The Appraisal Network, and post dated to August 1, 2011 is fine).
IF YOU ARE OF THE UNDERSTANDING THAT THE FEE IS BEING SPLIT ENTIRELY BETWEEN EVERYONE, AND THE COST IS $30 +/-, THEN THIS IS NOT THE CASE. IF YOU ARE NOT COMFORTABLE WITH A TOTAL FEE OF $293.75, THEN PLEASE LET ME KNOW AS SOON AS POSSIBLE, AND YOU WILL BE TAKEN OFF THE LIST.
I just want to give you an update on how my schedule is currently going.
I am inspecting properties north of Lot 245 as that is where the road goes to. I do understand that some people have left vehicles at the end of the road and walked and/or accessed their properties by boat. I have spoke to a fellow from EMO about this, told him that I was not comfortable with this as I do not know the area and do not want to be in the way or workers or end up in an unsafe situation, and he advised that he did not want me accessing properties that did not have a road in front. As soon as I have access I will advise property owners to the south and make arrangements to view their properties. I anticipate this will not be before August due to current road closures that occur.
I have had to re-arrange times due to limited access – which I am sure that you are all familiar with. Everyone that I had times for previously I have made contact with to re-schedule, except one person, and that is complete. I still have some availability on July 19th and 22nd. Please email me with your Lot number in the subject line if these dates work for you and you have not been inspected yet.
By the time that I will have completed inspections on the 22nd, I anticipate that I will have inspected close to 100 properties, which is approx. 2/3 of the List that I have right now. I am going to take a break from inspections for a couple of weeks, to be able to catch up on the paperwork and get some of the reports out to you. This will also allow time for the road to be constructed and extended to southern areas.
I will advise by July 30th the future dates that I will be inspecting properties. I have to discuss this with fellow appraiser and I will get back to you with those dates.
There was a deadline of July 6th given by the Twin Beach Association. If there were property owners who were not able to meet this deadline, however still want properties appraised, they can email me and I will still accommodate inspections.
I understand that you as a group are waiting for information from the Province, and now you are waiting for my inspections. I am working as hard as I can to be able to complete them for you. I am aiming for a 4-8 week turnaround time from inspection date.
